Features & Enhancements
- Insurance Tracking – Miniter Billing and Payment Updates
The Miniter billing view now displays premium charges as expandable rows with detailed billing breakdowns, while other and tracking charges appear as single selectable rows with totals. Charges can be selected for payment, and the Pay Selected button calculates the total amount including credits. If the total is greater than zero, the standard payment screen is shown; if zero or negative, payment methods are hidden and the user can submit the request with any refund handled automatically. - Insurance Tracking – Force-Placed Insurance in Commercial Payoff Statements
Commercial account closing statements now calculate and include force-placed insurance fees due at payoff. The system automatically determines any applicable charges based on insurance tracking data to ensure the payoff amount accurately reflects outstanding force-placed coverage. - E-Mail Options – Google OAuth Support
Google is now available as an email provider on the Options → E-Mail → Sending screen. Users can connect their Gmail account by selecting Google, entering their email address, and clicking Connect Email to complete Google authentication. The authorization requests permission to send emails without requiring full mailbox access. Once connected, users can send a test email to verify the setup, and all system emails will be sent through the connected Google account. - Payment Statements - Background Processing
Payment statement emails are now processed as a background job rather than synchronously. When a user clicks E-mail Statements, the system queues the email distribution in the background and notifies the user via the notification tray once the process completes — no waiting required.
Bug Fixes
- Fixed Lockbox Timeout issue, where it would occasionally time out for a small number of customers.
- Fixed Financial Calculator issue, where sometimes it would not print.
- Fixed XodoSign issue, where it wouldn't recognize the Vendor_Signature field for Custom Letters.
- Fixed Online Portals issue, where some customers were not receiving publishing errors.
- Fixed Demand for Payoff issue, where page would refresh and bring back user to the first modal page
- Fixed T5 Datatables error issue when switching between pools
- Fixed Issue where in order to Print a Mortgage Pool Disbursement Check, TMO would require a share value

External APIs
- New API: Funding Disbursements
A new endpoint is now available to retrieve funding disbursement records from The Mortgage Office. This API allows integrators to filter and retrieve disbursement data using a variety of query parameters, including loan, lender, record IDs, and date ranges. This enhancement enables external systems to synchronize funding disbursement information for reporting, reconciliation, and other downstream integrations. - New API: Commitments
A new endpoint has been introduced for retrieving loan commitment records. The Commitments API supports filtering by loan, lender, and expected or received date ranges. It returns detailed commitment information including amount, dates, status, and audit metadata. This allows external systems to access commitment data for reporting, monitoring funding expectations, and integration with other financial workflows. - New API: Lender Attachments
We’ve introduced a new API that allows external systems to upload and associate attachments directly with lender records. Through this endpoint, integrations can add documents such as agreements or supporting files to lender records by submitting file metadata and base64-encoded content. This enhancement makes it easier to automate document management workflows and maintain lender documentation through integrations. - Trust Ledger API Improvements
Trust ledger–related API endpoints have been updated to automatically recalculate trust balances when transactions are created via the API. This improvement ensures that: Overall trust balances and Client-specific ledger balances are recalculated immediately after API transactions, keeping balances consistent with what is displayed in the TMO application.This update improves accuracy and consistency for integrations that create trust ledger transactions programmatically.

- Optimized Tablet View for all loans
- LO to LS Transfer assistant fixed - The Transfer Assistant that is used to transfer a loan from Loan Origination to Loan Servicing has been fixed so that it will not allow the selection of "Template" unless there are templates set up in Loan Servicing.
- CA MLDS 883 (Rev. 10/10) revised to optimize all formatting of currency. To upload most current document, run the package installer with the following steps Loan Origination > System Administration > All > Package Installer.
- Optimized transfer of Fees between Costs & Expenses, LE and GFE in Loan Origination - to reduce the instances of double entry, ensure an accurate APR across documents and allow for consistent closing cost/cash back figures in TMO, the transfer of fees from the Costs & Expenses form to the LE, GFE as well as the section subtotals and overall totals have been consolidated and unified between the various forms and documents. Note that the different "categorization" of fees between the various documents requires some manual entry in each document, but that has now been minimized and unified to maximum capability within TMO. Run the Package Installer for must updated forms and documents. Loan Origination > System Administration > All > Package Installer.
