[General](https://help.themortgageoffice.com/knowledge/ach-express?hsLang=en#general) September 2, 2026 # How to Apply an ACH Payment to Reserve When No Bill Exists ## This article discusses how to apply an ACH payment to a loan's Reserve (Trust Balance) when a bill has not yet been generated for that loan. ### **Overview** Unlike conventional loans, Construction, Commercial, and Line of Credit loans are billed on a cycle, which means a borrowers's ACH payment may be processed before a bill has been generated. When that happens, the payment has no bill to apply against but TMO can hold that money in the loan's **Reserve (Trust Balance)** until the billing cycle is closed, rather than leaving it unapplied. **Notes:** - This option applies only to **Construction**, **Commercial**, and **Line of Credit** loans. It does not change how payments are applied on **conventional** loans or on any other loan type. - This option is **unchecked** (off) by default for both new and existing users. An ACH payment is received through **Automated Payments (ACH Express)** for a Construction, Commercial, or Line of Credit loan. 2. TMO checks whether a bill has been generated for that loan. 3. If **no bill** has been generated, the payment is applied to the loan's **Reserve (Trust Balance)** instead of being left unapplied. The payment posts under the **OthAch** payment code. 4. If a **bill already exists** for that cycle, this option does not apply — standard billing and payment rules take over instead. 5. When you later generate and close a bill for that loan, the funds held in Reserve are **applied to the amount due**. **CAUTION**: Enabling this option changes how **new** incoming ACH payments are applied **going forward**. It does not correct payments that were already posted before the option was turned on, those must be corrected manually with a reversal or adjustment. #### **Determining the Amount Billed** To view how much money will be paid by the Borrower, this amount is visible in the Loan \> Borrower\> ACH \> **Debit Amount**. ![Screenshot 2026-09-02 at 1.29.21 PM](https://help.themortgageoffice.com/hs-fs/hubfs/Screenshot%202026-09-02%20at%201.29.21%20PM.png?width=670&height=415&name=Screenshot%202026-09-02%20at%201.29.21%20PM.png) ### **Confirming the Payment Landed in Reserve** - Open the loan and review its **loan history**. - Locate the ACH payment and confirm it posted under the **OthAch** payment code. - Confirm the loan's **Reserve (Trust Balance)** reflects the payment amount. **TIP**: If the payment did not post to Reserve, check two things first, that the option above is actually checked, and that no bill had already been generated for that loan.
