How to edit an investment offering?

This article discusses how to edit an investment offering.

To edit an investment offering:

  • Select export Online Portals in the left panel of The Mortgage Office®.
  • Click on Investment Offerings. This will display the Investment Offerings grid.
  • Select an investment offering from the grid and double-click on it or select the offering and click Table pencil Edit icon with border_r-PNG Edit from the row of buttons at the top of the grid screen.
  • In the Funding dollar Edit Offering window, edit the information in the tabs below:

    General Tab: 

    Field:  Description:
    Choose image Select this option to browse for a photo you wish to insert.
    Delete image Select this option to remove the photo currently visible in the photo section.
    Reference

    Enter a reference number that helps you identify this investment offering.

    NOTE: Typically, this is an escrow number or loan number that corresponds to your loan transaction. 

    Loan Amount Enter the amount of the loan you are making on this property.
    Loan Priority Select the priority of the loan from the drop-down menu.
    Note Rate Enter the interest rate to be paid by the borrower.  
    Sold Rate

    Enter the interest rate you are offering to your lenders/investors.

    NOTE: The note rate and the sold rate can be the same, but if you are retaining an interest spread or interest differential, the sold rate will be less than the note rate.

    Regular Payment Enter the regular payment that the borrower will make.
    Frequency 

    Enter the frequency of the regular payment.  The drop-down menu provides the following options:

    Frequency: Number of Payments per Year:
    Bi-weekly Select this option if the borrower pays every two weeks (26 payments per year).
    Monthly Select this option if the borrower pays every month (12 payments per year).
    Semi-monthly Select this option if the borrower pays every 15 days (24 payments per year).
    Quarterly Select this option if the borrower pays every 3 months (4 payments per year).
    Simi-annual Select this option if the borrower pays every six months (2 payments per year).
    Yearly Select this option if the borrower pays once per year (1 payment per year).
    Single Payment Select this option if borrower makes no payments at all (All due at maturity).

     

    Maturity Date Enter the date the loan will mature.
    Balloon Payment If this is not a fully amortized loan, enter the balloon payment amount.  
    Last Published

    The date and time you last published this investment offering is displayed here.  

    NOTE: This is a read only field; it is updated each time you republish.

    Property Tab: 

    Field: Description: 
    Description

    Use the drop-down to choose the type of property (Commercial, Land, Other, etc.)

    NOTES:

    • If the loan encumbers more than one property, you may use the address fields to type more than one property address. 
    • If space does not permit, choose Other from the Description drop-down, then select the Other tab where you can enter a note wherein you have more space to disclose the encumbering property.
    Street Enter the street address of the property on which you are making the loan.
    City  Enter the city of the property on which you are making the loan.
    State Enter the state of the property on which you are making the loan.
    ZIP Enter the zip code of the property on which you are making the loan.
    Estimated Annual Property Taxes Enter the total amount of annual property taxes for all properties encumbered by this loan.
    Amount Required To Bring Current

    Enter the total amount of property taxes in arrears for all properties encumbered by this loan.

    TIP: Typically, current property taxes due but not yet delinquent are not disclosed here.

    Fair Market Value

    Enter the fair market value of the properties encumbered by this loan.

    TIP: Typically, this is the value as determined by the appraisal.

    Appraisal Date Enter the date the appraisal was done.
    Loan to Value Enter the percentage of your loan as compared to the value of the property.
    blank check box Owner Occupied Check this box if any of the properties encumbered by this loan are owner occupied.

    blank check box Income Property

    Check this box if this is an income producing property.

    NOTE: If you are encumbering more than one property and you have a mix of income producing and non-income producing properties, select one or the other and explain further in the Other tab. 

    Gross Annual Income Enter the sum of gross annual income of all of the properties encumbered by this loan.
    Net Annual Income Enter the sum of the net annual income of all of the properties encumbered by this loan.

    Marketing Tab: 

    Field: Description: 
    Name  Enter the Name of the salesperson who should be contacted regarding this investment offering.
    Email Enter the email of the salesperson who should be contacted regarding this investment offering.
    Phone Enter the phone number of the salesperson who should be contacted regarding this investment offering.
    Fax Enter the fax number of the salesperson who should be contacted regarding this investment offering.
    Publish blank check box

    You can determine whether or not you wish to publish this investment offering by checking this option.

    NOTE: This gives you the option of creating an investment offering at the time that you commence working on the loan, and only publishing it when you have entered all of the information and are confident that the transaction will close.

    Empty Radio button circle, no border Public Select this box to allow you to publish investment offerings to a public site that is available for anyone to view.
    Empty Radio button circle, no border Private Currently all Investment Offerings are published to a private site in that the information can only be viewed by your clients that you give access to by means of their account number and PIN, both of which you assign.
    Borrower Credit Rating Your lenders/investors may want to know the borrower's credit rating. Make the appropriate selection. Your options are: Excellent, Good, Fair, Bad, Unknown.
    Senior Liens Enter the sum of all loans senior to the loan you are making here.
    Amortization

    Select the type of amortization on this loan. The options are:

    • Fully Amortized
    • Interest Only
    • Partially Amortized
    • Unknown
     blank check box Prepayment Penalty

    Check here is the loan terms include a prepayment penalty.

    TIP: The terms of the prepayment penalty may be disclosed in the Other tab.

     blank check box Payments are Current Check here if all senior liens are current. If there are no senior liens, this box does not apply.

    Other Tab: 

    Field:  Description: 
    Headline

    Enter the headline that will appear on the www.LendersViewCentral.com website to describe this investment offering.

    NOTES:

    • The headline will be the first line of text and is displayed in bold letters.
    • You should make it interesting enough to entice your lenders/investors to view this investment offering.
    Description

    Enter any additional information about the loan that you think will help your lenders/investors determine if this is an investment offering they might want to purchase.

    NOTE: Also, you can use this area to clarify any information on the prior tabs.

    Examples: if there is additional collateral such as more than one property, if some of the properties are income producing, if there is a mix of residential and commercial, if the property is being remodeled, etc. 

    • Click save button Save to save the changes, or CANCEL Cancel to abort.
