How to edit an investment offering?
This article discusses how to edit an investment offering.
To edit an investment offering:
- Select
Online Portals in the left panel of The Mortgage Office®.
- Click on Investment Offerings. This will display the Investment Offerings grid.
- Select an investment offering from the grid and double-click on it or select the offering and click
Edit from the row of buttons at the top of the grid screen.
- In the
Edit Offering window, edit the information in the tabs below:
General Tab:

Choose image | Select this option to browse for a photo you wish to insert. | ||||||||||||||||
Delete image | Select this option to remove the photo currently visible in the photo section. | ||||||||||||||||
Reference |
Enter a reference number that helps you identify this investment offering. NOTE: Typically, this is an escrow number or loan number that corresponds to your loan transaction. |

Loan Amount | Enter the amount of the loan you are making on this property. | ||||||||||||||||
Loan Priority | Select the priority of the loan from the drop-down menu. | ||||||||||||||||
Note Rate | Enter the interest rate to be paid by the borrower. | ||||||||||||||||
Sold Rate |
Enter the interest rate you are offering to your lenders/investors. NOTE: The note rate and the sold rate can be the same, but if you are retaining an interest spread or interest differential, the sold rate will be less than the note rate. |

Regular Payment | Enter the regular payment that the borrower will make. | ||||||||||||||||
Frequency |
Enter the frequency of the regular payment. The drop-down menu provides the following options:

Maturity Date | Enter the date the loan will mature. | ||||||||||||||||
Balloon Payment | If this is not a fully amortized loan, enter the balloon payment amount. | ||||||||||||||||
Last Published |
The date and time you last published this investment offering is displayed here. NOTE: This is a read only field; it is updated each time you republish. |

Use the drop-down to choose the type of property (Commercial, Land, Other, etc.) NOTES:

Street | Enter the street address of the property on which you are making the loan. |
City | Enter the city of the property on which you are making the loan. |
State | Enter the state of the property on which you are making the loan. |
ZIP | Enter the zip code of the property on which you are making the loan. |
Estimated Annual Property Taxes | Enter the total amount of annual property taxes for all properties encumbered by this loan. |
Amount Required To Bring Current |
Enter the total amount of property taxes in arrears for all properties encumbered by this loan. TIP: Typically, current property taxes due but not yet delinquent are not disclosed here. |
Fair Market Value |
Enter the fair market value of the properties encumbered by this loan. TIP: Typically, this is the value as determined by the appraisal. |
Appraisal Date | Enter the date the appraisal was done. |
Loan to Value | Enter the percentage of your loan as compared to the value of the property. |

Check this box if any of the properties encumbered by this loan are owner occupied. |

Check this box if this is an income producing property. NOTE: If you are encumbering more than one property and you have a mix of income producing and non-income producing properties, select one or the other and explain further in the Other tab. |
Gross Annual Income | Enter the sum of gross annual income of all of the properties encumbered by this loan. |
Net Annual Income | Enter the sum of the net annual income of all of the properties encumbered by this loan. |
Marketing Tab:

You can determine whether or not you wish to publish this investment offering by checking this option. NOTE: This gives you the option of creating an investment offering at the time that you commence working on the loan, and only publishing it when you have entered all of the information and are confident that the transaction will close. |

Currently all Investment Offerings are published to a private site in that the information can only be viewed by your clients that you give access to by means of their account number and PIN, both of which you assign. |
Borrower Credit Rating | Your lenders/investors may want to know the borrower's credit rating. Make the appropriate selection. Your options are: Excellent, Good, Fair, Bad, Unknown. |
Senior Liens | Enter the sum of all loans senior to the loan you are making here. |
Amortization |
Select the type of amortization on this loan. The options are:
