[Payees](https://help.themortgageoffice.com/knowledge/trust-accounting?hsLang=en#payees) October 9, 2026 # How to edit a payee? ## This article discusses how to edit a Trust Account payee. ### To edit a payee: - Click the ![users](https://help.themortgageoffice.com/hs-fs/hubfs/Icons/users.png?width=15&height=15&name=users.png) **Trust Accounts** drop-down in the left panel of The Mortgage Office®. - Select **Payees** from the drop-down menu. - From the grid, select the payee record you want to modify. TIP: If the record you want to edit is not visible, use the grid's vertical scroll bar to scroll the contents of the grid up or down, or click **Find** to search for the payee by entering your own search criteria. For additional information see [How to use find](https://help.themortgageoffice.com/knowledge/how-to-use-find?hsLang=en)and [How to use the data grids.](https://help.themortgageoffice.com/knowledge/how-to-use-the-data-grids?hsLang=en) - Click ![edit](https://help.themortgageoffice.com/hs-fs/hubfs/Icons/edit.png?width=15&height=15&name=edit.png) **Edit** from the options available on the top panel or double-click on the payee. - In the **Edit Payee** window, edit the following information: | **Field:** | **Description:** | | --- | --- | | **Full Name** | Enter the client's full name. The first time the **Full Name** is entered it is parsed and used, if possible, to auto-populate the **First Name, MI,** and **Last Name** fields. (Maximum of 64 characters) TIP: The **Full Name** can represent the name of a legal entity, while the **First Name, MI,** and **Last Name** can be the name of a natural person. | | **Salutation** | Enter a **salutation** field. (Maximum of 50 characters) | | **First Name** | Enter client's **first** name. (Maximum of 30 characters) | | **MI** | Enter client's middle **initial**. (Maximum of 1 character) | | **Last Name** | Enter client's **last** name. (Maximum of 30 characters) | | **Street** | Enter client's mailing street **address**. (Maximum of 64 character). | | **City** | Enter client's **city**. (Maximum of 50 characters) | | **State** | Select client's **state** from the drop-down list. TIP: The state defaults to the state selected in the Company Properties. See [Company properties.](https://help.themortgageoffice.com/knowledge/how-to-add-company-properties?hsLang=en) | | **Zip Code** | Enter client's **zip code**. (Maximum of 10 characters) TIP: When a zip code is entered, it is matched against a database of U.S. and Canadian postal codes containing in excess of 850,000 records, and if a match is found, the city, state and county are automatically updated. For consistency in data entry, the city, state and county are displayed all uppercase if the **Street** is all uppercase. NOTE: The Locale selection found in [**Regional User Preferences**](https://help.themortgageoffice.com/knowledge/user-preferences-regional?hs_preview=kiogMmqU-123246642212&hsLang=en) on the Options page determines whether U.S. or Canadian values are returned. INFO: **Preferred City Name:** There are approximately 43,000 U.S. ZIP Codes as issued by the US Postal Service.  Although there are 43,000 unique ZIP Codes, there are more city and town names than there are ZIP Codes. Actually, it is not unheard of to have 10 different city or town names for a single ZIP Code. However, even though the USPS permits more than one city name for a single ZIP Code, they do have a preference; and that preference is referred to as a Preferred City. The Mortgage Office® always returns the **Preferred City** name. | | **E-mail** | Enter client's **e-mail** address. (Maximum of 255 characters) TIP: You may enter **multiple** e-mail addresses by separating each with a semi-colon. When sending documents via e-mail (such as statements), The Mortgage Office® will generate a separate e-mail with the appropriate attachment to each e-mail address in the field. | | **Format** | Select an e-mail delivery format from the drop-down list. Available options are **HTML** or **Plain Text.** | | **Phone Numbers** | Enter client's **Home, Work, Mobile,** and **Fax** phone numbers. (Maximum of 20 characters) TIP: **Primary Phone Number.** No more guessing which phone number to try first when calling a client, lender, or vendor. You may now designate which phone number is the contact’s primary number. Just click the down arrow and select one. An orange flag will be displayed next to the primary phone number. TIP: The phone number will be automatically formatted if you enter numeric digits only. For example, typing 5624262188 is automatically converted to (562) 426-2188. | | **Account** | Enter a unique **account** number for this lender. (Maximum of 10 alpha-numeric characters including "-" and ".") | | **TIN** | Enter client's **tax identification** number. (Maximum of 11 characters) TIP:  This number is a minimum of **nine** digits and can be either a social security number or a company identification number.
