How to Add Tax Forms to the Borrower and Lender Portals

This article explains how to make your tax forms (1098s, 1099s) available to borrowers and lenders through the online portals after you've already filed them through The Mortgage Office.

Step-by-Step Instructions

Step 1: Navigate to Your Tax Forms

  1. Log into The Mortgage Office
  2. Go to Tax Forms & Reporting
  3. Select Borrowers (1098) or Lenders (1099-INT)
  4. Select the applicable tax year

Step 2: Open Payers and Download Forms

  1. Click the Open Payers button — this is the icon showing three people (group icon)
  2. Click the Download button — this is the icon showing a downward arrow with a tray/inbox beneath it
  3. Select "Download All Mail Substitute Forms"
  4. The forms will automatically attach to the corresponding borrower or lender profiles

Step 3: Enable "Available Online" for Each Attachment

  1. Navigate to the borrower or lender profile
  2. Go to Attachments → All
  3. Locate the tax form attachment (automatically added in Step 2)
  4. Ensure "Available Online" is selected/checked for the attachment
  5. This setting controls whether the form is visible on the portal

Step 4: Select Borrowers/Lenders and Transmit

  1. In the left navigation menu, go to Online Portals
  2. Select Borrowers or Lenders
  3. Check the Publish checkbox for each borrower/lender you want to publish tax forms for
  4. Click Transmit

The tax forms will now be visible when borrowers/lenders log into their portal.

Troubleshooting

"Tax forms aren't showing on the portal"

  • Check "Available Online": The attachment must have "Available Online" selected (see Step 3)
  • Transmit the borrowers/lenders: Attachments won't appear until you transmit via Online Portals
  • Verify portal credentials: Users log in with their Account Number and the last 4 digits of their TIN/SSN

"Prior year tax forms aren't on the portal"

Prior year forms may not be retained automatically. Download them from the prior year's tax forms section and repeat the steps above.

  • User ID: Account Number
  • PIN: Last 4 digits of TIN/SSN
