How to add or edit co-borrower information?
This article discusses how to use the co-borrowers tab to enter information about this loan's co-borrowers, guarantors, co-signers and others.
To add or edit primary co-borrower information:
- Click on the
Loan Servicing drop-down menu in the left panel of The Mortgage Office®.
- Click the Loans drop-down menu.
- Click All Loans from the list that drops down.
- From the All Loans grid, select the loan you want to modify.
TIP: If the record you want to edit is not visible, use the grid's vertical scroll bar to scroll the contents of the grid up or down, or click Find to search for the record by entering your own search criteria. For additional information see How to Use Find and How to Use the Data Grids.
- Click
from the options available on the top panel or double-click on the loan.
- If necessary, click
Borrower on the vertical menu on the left.
- Click the Co-Borrowers tab near the bottom of the window.
- The button options enable you to quickly and easily perform many functions including adding, editing, and deleting co-borrowers:

Edit and enter the following information:

Full Name |
Enter the co-borrower's full name. The first time the Full Name is entered, it is parsed and used, if possible, to auto-populate the First Name, MI and Last Name fields. (Maximum of 64 characters) TIP: The Full Name can represent the name of a legal entity, while the First Name, MI and Last Name can be the name of a natural person. |
Salutation | Enter a salutation field. (Maximum of 50 characters) |
Generation Code |
Used to distinguish Junior, Senior, II, III, IV, etc. If not applicable, blank fill. J = Junior |
First Name |
Enter co-borrower's first name. (Maximum of 30 characters) |

Enter co-borrower's middle initial. (Maximum of 1 character) |

Enter co-borrower's last name. (Maximum of 30 characters) |

Enter co-borrower's mailing street address. (Maximum of 64 characters) |

Zip Code |
Enter co-borrower's zip code. (Maximum of 10 characters) TIP: When a zip code is entered, it is matched against a database of U.S. and Canadian postal codes containing in excess of 850,000 records, and if a match is found, the city, state and county are automatically updated. NOTE: The Locale selection found in Regional User Preferences on the Options page determines whether U.S. or Canadian values are returned. Preferred City Name: There are approximately 43,000 U.S. ZIP Codes as issued by the US Postal Service. Although there are 43,000 unique ZIP Codes, there are more city and town names than there are ZIP Codes. Actually it is not unheard of to have 10 different city or town names for a single ZIP Code. However, even though the USPS permits more than one city name for a single ZIP Code, they do have a preference; and that preference is referred to as a Preferred City. The Mortgage Office® always returns the Preferred City name. |

Enter co-borrower's email address. (Maximum of 255 characters) TIP: You may enter multiple email addresses by separating each with a semi-colon. When sending documents via email (such as statements), The Mortgage Office® will generate a separate email with the appropriate attachment to each email address in the field. |
Format |
Select an email delivery format from the drop-down list. Available options are HTML or Plain Text. |
Delivery |
Select delivery option from the list. Available options are Print, Email or SMS. TIP: Notices and Statements that are email-enabled, will use this option to determine each co-borrower's preference. You can override this preference at time of producing the documents. For example, even if many co-borrowers have elected to receive their statements via electronic mail, you may want to print and send the year-end statements via regular U.S. mail. |
Send Borrower Notifications

Select this option if you want this co-borrower to receive notifications sent to the primary borrower. TIP: Co-Borrower will only receive notices in which you select Send Notice to Co-Borrowers |
Phone Numbers |
Enter co-borrower's Home, Work, Mobile and Fax phone numbers. (Maximum of 20 characters) TIP: The phone number will be automatically formatted if you enter numeric digits only. For example, typing 5624262188 is automatically converted to (562) 426-2188. |
Loan |
Loan Account Number. This is a read-only field. |
TIN |
Enter co-borrower's tax identification number. (Maximum of 11 characters) WARNING: Limit Public Display of Social Security Numbers. Many states, including California now place restrictions on the display and transmission of social security numbers. To comply with these new regulations, the User & Group Security module provides options to limit the access to and display (only the last four digits are shown) of social security numbers. For additional information read California Laws on SSN Confidentiality. TIP: This number is a minimum of nine digits and can be either a social security number or a company identification number. This number may be entered with or without hyphenation. |
Relation |
From the drop-down list select the co-borrower's relation to the primary borrower. Available options are None and Spouse of Borrower. |
Type |
Select a co-borrower type from the drop-down list. Available options are Co-Borrower, Guarantor, Co-Signer and Other. |
Credit Reporting |
Select to enter information used by the Consumer Credit Reporting module when generating the Metro-2 file. DOB: Date of Birth. Contains the date of birth of the consumer. Reporting of this information is highly recommended as the date of birth greatly enhances accuracy in matching to the correct consumer. Res Code: Residence Code. Contains the one-character residence code of the address. Values available: O = Owns R = Rents Address Indicator: Contains one of the following values for the address reported: Y = Known to be address of primary consumer N = Not confirmed address B = Business address, not consumer's residence U = Non-deliverable address/Returned mail D = Data reporter's default address M = Military address S = Secondary Address P = Bill Payer Service, not consumer's residence |
